Ensure the title on record matches the sellers copy. 2.Check Encumbrances, Liens, or Adverse Claims 3. Examine the Tax Declaration and Real Property Tax (RPT) Receipts. Check Zoning and Land Classification (1) Confirm if the land is classified as residential, agricultural, commercial or industrial, as different rules may apply. Confirm the Sellers Identity and Capacity to Sell 1.
